About the lakes

A landscape shaped for quiet contemplation

The Leggett Lakes sit within the rolling countryside of the Kingscote Valley, surrounded by ancient woodland, the organic apple orchard, and kilometres of natural walking trails. The estate itself was once part of the 1,000-acre Gravetye estate cultivated by the father of the English country garden, William Robinson.

Clear, clean water, abundant bankside wildlife — herons, kingfishers, dragonflies — and views of the historic Bluebell Steam Railway make this one of the most rewarding places to fish in West Sussex.

1. Licensing & Rod Limits

  • Environment Agency Rod Licence: All anglers must hold a valid, current UK Rod Licence before fishing on estate waters.
  • Maximum Rod Limit: A maximum of three (3) rods per person is permitted at any one time.

2. Tackle & Bait Regulations

  • Hook Requirements: Strictly barbless hooks only. Random tackle checks may be carried out by estate staff.
  • Fish Care & Welfare: All anglers must be in possession of a large, appropriate landing net and a suitable unhooking mat.
  • Bait Regulations: There are currently no restrictions on bait types, provided they are used responsibly and do not pollute the waters.
  • Catch and Release Policy: This is a strict catch and release fishery. All fish must be returned to the water safely and as quickly as possible. No fish may be removed from the estate.

3. Estate Rules & Environment

  • Litter & Waste: Kingscote Estate operates a zero-tolerance policy for littering. All rubbish, nylon lines, and discarded tackle must be placed securely in the bins provided.
  • No Dogs Allowed: To protect local livestock and vineyard wildlife, dogs are strictly prohibited on the fishery grounds.
  • Protecting Wildlife: Please respect all nesting birds, waterfowl, and surrounding vegetation. Do not disturb or feed the wildlife.
  • Facilities: Public toilets are provided on-site for all visitors. Please help us keep them clean.

4. Conduct & Supervision

  • Bankside Courtesy: Anglers must respect fellow fishermen and estate guests. Keep noise to a minimum, do not encroach on other swims, and maintain a polite and courteous demeanor at all times.
  • Under 16s: All junior anglers under the age of 16 must be accompanied and strictly supervised by a responsible adult (aged 18 or over) at all times.
